The project at Gray’s Inn Road comprises the repositioning of an existing office building in central London into co-living accommodation. The strategy is focused on adapting the existing structure to create a modern co-living scheme while improving the efficiency and long-term use of the building.

The proposed scheme envisages more than 60 beds. The design also considers opportunities to increase the building’s usable area through internal reconfiguration and a potential vertical extension, subject to planning and technical review. Its central London location and strong public transport connectivity make the property well suited to co-living accommodation. Targeted for completion in 2029, the scheme is expected to deliver a gross development value of approximately £25 million.
